What AHI will do

AHI actively works on real lots and real neighborhoods, not just large greenfield concepts. Today that includes city supported subdivisions, scattered site infill, and individual lot opportunities.

City supported subdivisions
Neighborhood buildouts up to roughly 50 to 60 homes

Current example

Don Horne Park in Cassopolis.

AHI is already working inside a city created subdivision there while continuing to move infill and single lot housing forward in nearby communities.

Why municipalities call AHI

Market based, for sale housing that does not depend on buyer subsidy programs

Single family homes built from a defined model lineup with transparent pricing

A company that values clear communication, predictable approvals, and quick movement when the fit is right

Why this matters

Communities looking for attainable for-sale housing usually need a builder with a defined product, visible pricing, and a practical process. This page is meant to show whether AHI fits that lane before the first meeting.

Service area

Southwest Michigan, centered on Three Rivers.

AHI is focused on communities close enough to serve well, move quickly, and stay close to the work. This map shows owned sites, homes underway, finished homes that are still available, and closed homes across the operating footprint.

Lot fit

Compact single family homes let AHI work in a wide range of infill settings, including lots as narrow as 45 feet, subject to local setbacks, drainage, access, and code.

Utilities

AHI can work with well and septic or municipal water and sewer. It does not require natural gas service, but it does require electric service.

Approval coordination

Most first conversations focus on lot readiness, utilities, frontage, access, and the municipal approvals still needed before a home can start.

Current lineup

Defined homes with real price points.

AHI currently builds a focused set of single family detached homes. Each model has a clear footprint, a baseline price, and a known place in the product line.

How a partnership works

Step 01

Review the lots and the housing goal

AHI starts with the actual lots, the intended price range, and the approval path instead of a vague concept conversation.

Step 02

Match the right model lineup

The focus is not custom design. The focus is choosing the approved homes that fit the lots, the market, and the speed of delivery the community needs.

Step 03

Move the agreement and approvals forward

When the land is ready and the municipality is practical to work with, AHI is built to move quickly and keep decisions clear.

Step 04

Start construction and keep it moving

AHI can begin multiple homes per month and can complete homes in less than 125 days from shovel in ground when the site and approvals are ready.

What AHI asks from municipalities

  • Reasonably priced build ready or near build ready lots
  • Preferably lots with municipal infrastructure in place or close at hand
  • A predictable approval path with practical communication
  • Visibility into future subdivision opportunities that can be brought to market at workable lot prices

Product boundaries

  • Single family detached homes only for now
  • Can work with well and septic or municipal water and sewer
  • Does not require natural gas, but does require electric service
  • Can work on lots as narrow as 45 feet, subject to setbacks, drainage, access, and local code

Proof of execution

Young company, real work.

AHI launched in May 2025. Three Rivers is the company's home community, and AHI built its first four homes there, including homes on city owned infill lots that returned to productive use after condemned structures were removed.

Current records already show 4 closed homes, 7 public active homes, and active municipal work in Cassopolis at Don Horne Park. AHI is still early, but it is already building, closing, and moving homes forward in real communities.

What AHI does not do

  • No rental product
  • No multifamily product in this line of business
  • No custom home process, even for presold homes or customer owned land
  • No buyer subsidy dependence to make the housing work

Why communities reach out early

The clearest early conversations usually start with ready lots, known utility conditions, and a practical approval path.

That level of clarity helps both sides decide quickly whether the fit is real, what the product can support, and what would need to happen next.

Questions municipalities ask

Straight answers up front.

This section is meant to remove the obvious reasons not to take the next meeting.

Does AHI require buyer subsidy programs to make projects work?

No. AHI is a market based builder. The business model is built around disciplined planning, efficient operations, and straightforward product choices rather than buyer grant dependency.

What kind of housing does AHI build for municipalities?

AHI is focused on for sale single family detached homes. That is the lane today, and the company is keeping that lane tight on purpose.

Will AHI customize homes for presold buyers or city led projects?

No. AHI builds its approved models its own way. That discipline protects speed, clarity, and price point.

How narrow can a lot be and still work?

AHI can work on lots as narrow as 45 feet in the right conditions, but final fit still depends on setbacks, drainage, access, utilities, and local code.

How fast can AHI move when the fit is right?

When the lots are ready and the path to approvals is clear, AHI can move agreements and starts quickly and can complete homes in less than 125 days from shovel in ground.

What is AHI looking for from a municipality?

Mostly land, infrastructure readiness, and predictability. AHI wants reasonably priced lots and a municipality that is clear, practical, and easy to work with.
